From W2 Real Estate Asset Manager to Entrepreneur
Nick’s career evolution is nothing short of inspiring. He started as an IT project manager, moved up to asset manager, and finally became a real estate entrepreneur. Alongside his professional journey, he shared snippets of his personal life, including his marriage and two sons. Recently, he traveled to Morocco for a mastermind program, which gave him a fresh perspective and deepened his appreciation for his progress.

Persistence Pays Off in Property Deals
Nick shared an exciting story about a property deal in Waco that he recently exited. It took 18 months for Nick to acquire this deal and also his first deal. Persistence always pays off. Initially, the property seemed unattractive due to its outdated appearance. However, by building a strong relationship with the broker and identifying potential improvements, Nick’s firm secured a retrade (reduction in price) with a California seller, resulting in a $300,000 price reduction. He highlighted the role of strategic management and persistence in turning such opportunities into profitable deals.

The Power of Relentlessness
When asked about his superpower, Nick revealed it’s his relentlessness. This trait, combined with his diverse upbringing, has helped him think creatively and succeed in capital raising and asset management. Despite facing the loss of a partner, Nick has been restructuring his business and focusing on a thorough vetting process for General Partners (GPs) to avoid capital calls.

Insights on Current Market Trends
Nick shared some insights on the company’s current deals, all of which are on fixed-rate debt. He emphasized the importance of understanding a potential partner’s financial backing and operational capabilities. Nick also mentioned a shift in deal flow, with the gap between sellers and buyers starting to narrow.

📚 His book recommendation: “The Dhandho Investor” which has impacted his life most. Dhandho is an India term meaning endeavors that create wealth. The book focuses on low-risk high-return investment strategies inspired the Patel family that dominate motel industry.
